Sharda helps tenants to resolve disputes by first reviewing the facts and issues and then by working to negotiate a resolution with the landlord. If resolution is evasive, Sharda can prepare the required Landlord Tenant Board forms and advocate at Landlord Tenant Board hearings.

Sharda offers representation services for Landlord and Tenant Board cases involving Allegations of Failure of Landlord to Properly Maintain Premises, and other issues, as legal issues that fall within the purview of the Residential Tenancies Act, 2006S.O. 2006, Chapter 17.  Confusingly, where a dispute exists between residential landlords and former tenants, certain matters must still proceed within the Landlord Tenant Board while certain other matters must proceed in the Small Claims Court.  In some situations, where multiple legal issues arise, there may be some issues that must proceed at the Landlord Tenant Board and other issues that must proceed in the Small Claims Court.  Failure to bring issues into the proper forum can result in a dismissal of proceedings and possibly with a loss of the right to redo or restart proceedings within the correct forum.  Other matters, such as commercial tenancy cases as are always outside the jurisdiction of the Landlord Tenant Board , these may be litigated in the Small Claims Court depending on the legal issues involved and whether the matter is for less than the $35,000 per Plaintiff limit.
